Position Purpose

A Technical Director at DESIGN+BUILD will be a crucial player in maintaining alignment between the internal design, estimating, and build resources. They will work to ensure the design stays within budget as it progresses and keeps the client’s priorities in front of the team. The technical director’s overriding goal is that internal goals (margin/profit) and external goals (budget/schedule) are met for a win-win conclusion for every project. To provide technical information and support design from initial ROM’s to construction contract – including the following;
Test Fit Phase
  • Assist in base scope and option selection for test fit ROM’s
  • Discuss allowances with the design team
  • Revision of ROM’s during test fit phase
  • Development of project schedule
Schematic Design
  • Release of drawings to subs (RFQ’s)
  • Onsite meetings with necessary subtrades for preliminary estimates
  • Organize reoccurring project meetings
  • Assist with as-built/existing conditions visits
  • Provide input and suggestions design ideas
Design Development
  • Allowances to design team
  • Budget updating during design development
  • Engage with MEP engineers (if required)
  • Keep tabs on design features/details
  • Release of drawings to subs (RFQ’s)
  • Onsite meetings with necessary substrates for preliminary estimates
Construction Documents
  • Check on details/specifications for constructability
  • Pass-off to project management
  • Job cost control sheet
Construction Administration
  • Preconstruction meeting attendance
  • Project schedule
  • Meeting Notes
  • Construction and furniture ROM’s
  • Subcontractor bids/Job control sheet

Skills, Knowledge & Experience You Bring 

The successful incumbent will need to be proactive, self-driven and be able to
support the design and project management teams – the following will be
  • The ability to understand construction material, methods, and costs in order
    to develop ROM’s and preliminary schedules
  • The ability to understand constructability of concepts and suggest lower cost
    alternatives to the design team
  • The ability to be the connection between design and construction – this role is largely responsible to smooth the friction that exists between the two disciplines
